Technician extracting carpet in a Cary NC townhome ahead of a move-out inspection

Move-out cleaning is its own job, with a deadline attached and a specific thing it needs to accomplish. It is not the same as having your carpet cleaned because it is due.

This guide covers what turnover cleaning costs in Cary in 2026, what inspections actually look at, and the honest part most companies will not tell you: when cleaning will not change the outcome and you should keep your money.

What It Costs in Cary

PropertyTypical cost (2026)Notes
1 bed apartment or condo$40 to $75 per roomPriced per room (up to ~200 sq ft each)
2 bed apartment$120 to $1803 rooms + hallway, the most common turnover job
2-3 bed townhome$120 to $180, or $200 to $350 for 5+ areasPlus stairs, see below
3-4 bed single family$200 to $350Whole house (5+ areas)
Stairs$2 to $4 per step13-16 steps typical, so a 15-step flight is $30 to $60
Pet urine treatment+$30 to $100+Separate job, priced by number and severity of areas

Stairs are the thing that catches people out in Cary and Morrisville, because so much of the rental stock here is multi-storey townhomes. A quote that does not mention stairs is not a complete quote for this market. Ask.

What a Move-Out Inspection Actually Looks At

Inspections tend to concentrate on the same places:

  1. The traffic lane from the entry to the stairs. This is the first thing anyone sees and the most-walked strip in the property.
  2. Stair treads, especially the leading edge of each step.
  3. Under where furniture stood, where the contrast between protected and exposed carpet is obvious.
  4. Corners and edges, where a cheap job visibly stops short.
  5. Any discrete stain, which reads as damage rather than wear.
  6. Odour, which is assessed the moment the door opens and is the hardest thing to fake.

Notably, inspections rarely care about overall mild dinginess, because that is wear and, in North Carolina, the landlord’s cost rather than yours. Our guide on what a NC landlord can and cannot charge for carpet cleaning covers where that line sits legally, and it is worth reading before you pay for anything.

When Cleaning Will Not Save the Deposit

We would rather say this up front than take the booking.

Cleaning will not help if:

  • The carpet is at the end of its life. Residential carpet lasts 8 to 15 years. A twelve-year-old carpet that looks tired will still look tired, cleaned.
  • Traffic lanes are worn through to the backing. That is fiber loss, not soil. Nothing brings it back.
  • There are burns, cuts, or tears. Physical damage, not cleaning.
  • Urine has saturated the pad across a large area. At a certain point pad replacement is the only real fix, and the honest answer is to say so.
  • Bleach or chemical discolouration. The dye is gone. Cleaning cannot replace dye.

In several of these cases the right move is not to clean but to understand the depreciation argument: a landlord generally cannot charge full replacement cost for a carpet that was already most of the way through its useful life. That is often worth more than a cleaning invoice.

When Cleaning Definitely Is Worth It

  • Discrete stains on otherwise sound carpet. This is the best case. A three-room clean at $120 to $180 that removes a stain can avoid a much larger damage charge.
  • Pet accidents caught reasonably early. Treatable at the source, and it addresses the odour that dominates an inspection. Our pet urine odor removal guide covers what proper treatment involves.
  • Heavy soiling beyond ordinary use. Genuinely chargeable if left, genuinely fixable if cleaned.
  • You want the documentation. An invoice and photos of the cleaned condition is evidence, and evidence is what resolves deposit disputes.

Timing It

  • Clean after the property is empty, not before. Furniture marks and the carpet under it are part of what gets inspected. How to prepare for carpet cleaning covers the rest of the checklist.
  • Book 3 to 5 days before handover. That allows a full dry, plus a buffer if a stain needs a second treatment.
  • Allow 4 to 8 hours drying, longer in a townhome with limited cross-ventilation or in humid weather.
  • Do not clean the same morning as the inspection. Damp carpet reads as poorly finished and can smell, which is exactly the impression you are paying to avoid.

Landlords and Property Managers

We take turnover work across Cary, Morrisville, Apex and Holly Springs and schedule it to handover dates rather than to our own calendar.

Worth knowing, from the compliance side: under G.S. 42-52 the landlord must itemise any damage in writing and deliver it with the deposit balance no later than 30 days after the tenancy ends. If the claim cannot be settled in that time, the statute requires an interim accounting within 30 days and a final accounting within 60 days. The same section limits the landlord to actual damages, so a professional invoice for actual work on actual damage is substantially stronger than a round-number estimate. If you are charging a tenant, having the real invoice matters.

We will also tell you when a carpet is beyond cleaning, because billing for a clean that cannot deliver is a dispute waiting to happen.

Frequently Asked Questions

How much is move-out carpet cleaning in Cary?

$120 to $180 for three rooms and a hallway and $200 to $350 for a whole house (5+ areas), with a 15-step flight of stairs adding $30 to $60 and pet treatment quoted separately at +$30 to $100+. Smaller apartments are priced per room at $40 to $75.

Do I have to professionally clean the carpet when I move out in NC?

Not as a matter of state law for routine cleaning. Routine cleaning of ordinary soil is generally treated as normal wear and tear, which the statute bars landlords from deducting. Leases often require it, and many tenants do it because a clean costs less than a disputed damage charge. See our security deposit guide for the detail.

Will cleaning get my full deposit back?

It helps with stains, odour and heavy soiling. It cannot fix worn, burnt, torn or bleached carpet. If the carpet is simply old, the depreciation argument is usually worth more to you than a cleaning invoice.

How long before the inspection should I clean?

Three to five days. That covers drying and leaves room for a second treatment if a stain needs it. Same-day cleaning leaves damp carpet, which reads badly.

Do you clean around furniture?

For move-out work the property should be empty. The carpet under furniture is specifically what inspections compare against, so cleaning around remaining items defeats the purpose.

Can you do it on short notice?

Sometimes. Short-notice slots are not always available, so tell us the handover date when you call and we will try to fit it.

Tell us the handover date, the number of rooms, whether there are stairs, and whether there were pets. That is enough to quote accurately over the phone.
